Properties at £5.3M – £6.7M

A selection from the 25 properties available inside this band across Mayfair, Knightsbridge and Belgravia — 21 of which are affordable once tax and fees are counted. For each one we show the all-in acquisition cost — price plus stamp duty and fees — because that is the figure that decides what you can actually buy.

How to read this page. Prices are asking or guide prices, not achieved prices — in this market the two frequently differ. Price per square foot is our own calculation from the published floor area. The all-in figure assumes a non-UK-resident buyer who already owns residential property elsewhere, and includes SDLT, our 5% commission, and £31,000 of legal, survey and disbursement costs — it is what the purchase actually costs, end to end. Lease length is stated wherever the marketing agent publishes it, including where it is a problem. Each property is marketed by the agency named against it.

Knightsbridge

SW1X · SW7

Fourteen properties in band and twelve within reach once tax and fees are counted — more than the other two areas combined — at the lowest median of the three, £2,348 per square foot. The strongest negotiating position, and where we would start.

Knightsbridge

Hans Place, London SW1X

A penthouse arranged across the third and fourth floors of an elegant red-brick period building on one of Knightsbridge's finest garden squares. Principal bedroom suite with dressing area and study, three further en-suite bedrooms, two reception rooms and air conditioning throughout. On our numbers the best combination of price per square foot and lease length currently available in the area.

Knightsbridge

Cadogan Square, London SW1X

A lateral apartment on one of London's most prestigious garden squares, with reception room with triple windows, integrated kitchen and three bedrooms. We include this as a caution rather than a recommendation. At £3,785 per square foot it is the most expensive apartment in our entire survey, and its 86-year lease is the shortest — below roughly 80 years, marriage value applies and extension costs rise sharply. It should be valued net of the cost of a statutory lease extension.

Belgravia

SW1X · SW1W

Six properties in band, five within reach — but the strongest tenure profile of the three areas — long leases are the norm, and the only freehold in our survey is here.

Belgravia

45 Eaton Square, London SW1W

A fourth-floor penthouse on Eaton Square itself — the address that defines Belgravia. Three double bedrooms, three bathrooms, a modern fitted kitchen and two interlinking reception rooms giving substantial entertaining space. Lift, concierge, balcony, access to the communal gardens, resident parking, and 24-hour security provided by the Grosvenor Estate team. Sloane Square is a short walk.

Belgravia · Freehold house

Chapel Street, London SW1X

A freehold townhouse of 3,756 square feet on Belgravia's eastern edge, near Knightsbridge shopping and Hyde Park. At £1,597 per square foot this is the best value of any property in our survey by a wide margin, and the only one with no lease to extend, ever. It is a house rather than an apartment — but for a purchaser willing to consider one, nothing else in this band competes on ownership terms.

Mayfair

W1K · W1J

Only five properties sit in this band in Mayfair, and just four are affordable all-in. Highest international recognition and the strongest resale, but too thin now for a systematic search — worth acquiring if the right single property appears.

Mayfair

Six Charles Street, Mayfair W1J

A newly developed residence in a building dating to 1849, near Berkeley Square, with interiors styled by 1508 London. Secure underground parking, concierge, underfloor heating, comfort cooling and 1000Mbps broadband, with access via the main entrance or a private door on Hay's Mews. The 998-year lease is effectively freehold — the strongest tenure of any apartment in our survey.

Mayfair

Park Street, Mayfair W1K

A beautifully presented lateral flat on the fourth floor, with four bathrooms, two reception rooms and a study, in a building with lift and porter. At 2,868 square feet it is the largest apartment in our Mayfair selection and, at £2,266 per square foot, the cheapest by that measure — but the 102-year lease is the reason, and it should be priced accordingly.

This is a selection, not the market. Twenty-five properties were available inside this band across the three areas on 4 August 2026 — twenty-one of them within a USD 10M all-in budget — and off-market instructions are not counted at all. If none of the above matches your brief, that is the normal starting position for a search rather than the end of one — tell us what you are looking for.
